What is a Life Right?
A Life Right means you buy the right to live in your home for the rest of your life — rather than buying the property itself. You pay once, the home is yours to live in for as long as you live, and that right is protected by law and can't be taken away. Because you don't hold the title deed, you're never responsible for maintenance, admin or one day selling the place — the estate quietly takes care of all of it. It's a long-established, secure model used widely in South African retirement living.
How does a Life Right differ from buying outright?
Sectional title gives you ownership of the unit, the open-market resale process, and exposure to body corporate decisions and special levies — suited to buyers focused on capital growth. A Life Right gives you the lifestyle, certainty and integrated services without the responsibilities of ownership, suited to residents who value ease and security over investment return.
What's included in the price, and what are the ongoing costs?
Prices start from R6,000,000 incl VAT with no transfer duties. Included are lifelong tenure, full estate administration, the first year's golf membership, ongoing social membership at Westlake Golf Club, and concierge and wellness access. Day to day, a single all-inclusive monthly levy covers maintenance, security and the running of the estate — one predictable charge, easy to plan around.
What happens if my health needs change?
The Lakes is designed to support you as your needs evolve. A six-bed restorative care facility operated by AGMS Medical Solutions provides 24/7 on-site healthcare, with consulting rooms for visiting practitioners, physiotherapy and nursing support. Home-based care is available for continued 24-hour care for residents who can no longer live independently.
What happens to my Life Right when I no longer need it?
A Life Right is structured around occupation for your lifetime rather than transferable ownership, so resale and what passes to your estate work differently from a title-held property. These specifics are set out in the Life Right agreement, which your Seeff agent will take you through in full.
Who operates and manages The Lakes?
